CONSTRUCTION CERTIFICATES (CC)
What is a Construction Certificate and when is it needed?
To put it simply, you can not start your building project without a Construction Certificate (CC). After obtaining your Development Application (DA) approval by the Council, the next step is to obtain a Construction Certificate. The CC verifies that:
Your construction plans are consistent with the Development Consent and complies with the Building Code of Australia (BCA)/National Construction Code.
You have met all of the development consent conditions.
Once you have appointed us, Building Certifiers can act as your PCA and a CC can be obtained by first completing the construction certificate application form and providing us with the required plans and details as set out in the form.
We will undertake an assessment of your approved plans and development consent conditions. In order to issue you with a CC, we will report any additional requirements and articulate which conditions require your attention. We will liaise with your builders, architects and associated building professionals to get your project approved and ready for construction to commence.
COMPLYING DEVELOPMENT CERTIFICATES (CDC)
What is a Complying Development Certificate and does it apply to my development project?
If your development meets specific standards in the State Environmental Planning Policy (Exempt and Complying Development Codes) 2008, then you may be eligible for a Complying Development Certificate (CDC). This means that you may not need to obtain a Development Approval from your local Council. If applicable, a CDC will include significant cost and time savings.

OCCUPATION CERTIFICATES
What is an Occupation Certificate and when will I need to lodge it?
An Occupation Certificate (OC) is the final stage of the process and is issued under the Environmental Planning and Assessment Act 1979. It allows you to occupy and use the new building or structure approved as part of the CC or CDC.
An OC verifies that the Principal Certifying Authority (PCA) is satisfied that the constructed building is suitable to be occupied and meets the requirements of the National Construction Code (NCC) and the relevant approval.
Over the past 20 years, Building Certifiers have proudly issued Occupation Certificates for numerous amounts of completed Residential and Commercial Developments.
SWIMMING POOL COMPLIANCE CERTIFICATES
What Certification do I require for Swimming Pools?
Thinking of putting in a swimming pool or spa? To sell or lease your property with a swimming pool or spa, the owner must have a Certificate of Compliance, a Certificate of non-compliance or an Occupation Certificate for the pool.
Building Certifiers has A3 Accredited Certifiers who can carry out inspections and issue Compliance Certificates for swimming pools under the Swimming Pools Act 1992.
Ensuring your pool complies with the requirements of the Australian Standard AS1926.1-Safety Barriers for Swimming Pools is an important step in the compliance process. We will identify any defects that may need to be rectified in order to issue the Compliance Certificate.
BUILDING INSPECTIONS
Can Building Certifiers conduct all Building Inspections?
Throughout your building development project work, you will require a Principal Certifying Authority (PCA) to inspect the work during the course of construction to ensure it meets with regulatory requirements. The role of the PCA is to issue the required certificates including the Final Occupation Certificate.
It is the responsibility of the PCA to assess whether the building complies with Approval and is suitable for occupation in accordance with its classification under the Building Code of Australia before issuing an Occupation Certificate. The PCA can also issue Subdivision Certificates where Council’s Local Environmental Plan (LEP) allows.
The PCA needs to be appointed before building or subdivision work starts and must be appointed by the owner of the property and must be appointed before you have been issued with a Construction Certificate or Complying Development Certificate. The council can act as the PCA, however if you appoint an accredited private certifying authority, you must notify council.
Building Certifiers can act as your PCA for your development project and conduct all the necessary inspections along the way.
BCA REPORTS
Advice for completing BCA Reports at all stages from the design phase, pre and post DA lodgement, Fire Safety and all aspects of Compliance.
We provide regulatory advice and Consultancy Services including BCA (Building Code of Australia) compliance certification. Our A1 Accredited Certifiers can assist with preparation of plans for Development Applications, review the DA consent from Council and provide advice on the Council requirements as outlined in the Consent. When your project is facing Compliance Issues, we can provide Alternative Solutions that will comply with BCA.
